Dude, I'm just extrapolating from the information provided in T1 and T3.
Nothing there gives any indication that the Eye is from the Maw. If it was, I think Connie'd have an easier time of getting to it.

[EDIT TO ADD: You started down this road about the Eye being from the Maw - and I've tried to show you how in-game evidence points away from that. Connie has to bribe it, cannot use it until he's fed it, etc. It's not his tool, it's something else, something he wants, NEEDS to use to get his wish. I'm just extrapolating on the 'hows' of it by doing some deep reading of the in-game materials.]

That is a very good point. Mainly my point of view on their (desecrated grave) origins comes from a few quotes from the games (I'll have to skim through them all and find them). I wonder why they do stray so far from their burial sites at times. Or maybe those are instances of Haunts that either died in the specific location, and thus have no graves, or have been drawn there by various means for nefarious purposes. Of course then again, I don't recall anything that says they are bound to their burial site once they are "awakened". I'll really have to dig for those references when I have more time...

Perhaps the haunts existence is part of 'hell' - i.e. when you die, and you've been very, very naughty (in the evil sense) you come back 'alive' as a tortured soul within a haunt. I doubt the trickster had much to do with the existence of haunts - if not, why Send Garrett to do his dirty work (i.e. retrieve the eye) when he could have done so himself? (I doubt the magically sealed door would have kept him out).
Zombies, on the other hand, make no practical sense. Maybe the definition of death within the Thief Universe is different - death is when the soul actually LEAVES the body. IF the soul somehow gets stuck within the body, they may have to endure a tortured existence within the body as a zombie until someone sets them free (i.e. with holy water).
Apparitions may be nothing more than vengeful souls projecting themselves back onto the mortal world for revenge - or simply to meet people (as in Muris).

I fully agree with that. Imaginative, yet definitive. I wanted to say something about Apparitions, but noone brought it up.

The imagination, guided by in-game scrolls, tells us that The Haunted Cathedral perished in a cataclysm of sorts, years ago. Obviously, the conditions these Hammers perished under left the area ripe for necromantic infiltration.

I hope this will help your ponderings.
In the cutscene prior to the mission: Escape, when the keepers are rescuing Garrett from the vines, one keeper says the line "The Trickster will not forgive you for doing something he could not." Does this mean the haunts are powerful enough to kill the trickster himself?
Also, in the cutscene where Garrett is being attacked by Viktoria, Constantine says "I can't tell you how happy i am to see you, Mr. Garrett." did constantine expect Garrett to die, then hire another unlucky thief to do the same?

Constantine doesn't say "happy to see you".
He says, "I can't tell you how pleased I am with you, Mr. Garrett. I simply can't find the words. But perhaps Victoria can help me in that regard."
