Okay, here's where we extrapolate some.
We know that there are many different types of magical energy - the Elementalists focus the four elements, and make mention of Dark magic with regards to their outcast student. We know that Connie tries to channel several different kinds of magic - Borning (Birth/Life?), Leafing (Growth/Nature), Storm (Air?), Flame (Fire), Tidestream (Water), Stone (Earth), and Darkness (Death, Darkness, Decay) - and refers to them as Elements. It's not a stretch to infer that these are the core forces or Elements of magic.
Four elemental forces coalesce and gather to form Crystals (and, perhaps, elementals). We can further posit that there are others that do so - perhaps Leaf coalesces into Vine crystals, who knows.
One thing we
do know that zombies can spontaneously form, especially in places where death (desecration?) is prevalent.
Hence the theory:
Dark energy gathers, but doesn't form crystals - instead, it animates dead tissue (zombies) or creates animating spirits (haunts/apparitions). Necromancers can create undead by directly infusing their 'supply' with dark energy.
It follows the established elemental rules of the setting, and ties back to the use of magic as well - mages channel elemental forces. Water mages channel water, and necromancers/dark mages channel Dark forces, etc.
This is similar to the colour magic of the Warhammer setting, if you're familiar with it.

My friend, it is *extremely* important to remember that in The Dark Project there is but *one* kind of Haunt, and one kind *only*. Any Haunts that you may be speaking of, I assure you are Hammer.

I think the comment about Garrett doing what the Trickster could not has two parts. The first is that the Trickster, like Viktoria, draws his strength from the natural elements. The Eye is in the middle of a ruined city area which is swarming with undead. That is definetly not a location where the natural elements hold sway. The other part is the elemental seals. I can only assume he isn't strong enough to break through them or at least he wouldn't be strong enough at that location. Since he tells Garrett where to find the Eye he may well have tried at some point and failed.
