Well I don't think Garrett's a vampire, I'm sure he goes out in the daytime at times. He just seldom goes out on missions during the day for obvious reasons. Actually, "Break From Cragscleft Prison", "Undercover", and "Life of the Party" took place during daylight if I'm not mistaken.

I'm not really sure that Keepers are the most
friendly people per se. They're hospitable, but they're also cold, detached, manipulative and dogmatic, all of which irritate Garrett enourmously. Ultimately, I think the fundamental conflict between Garrett and the Keepers is on morality: whereas the Keepers value balance, neutrality and nonintervention, Garrett values life, humanity and action.
At the end of TDP, Garrett and one of the Keepers have this exchange:
Keeper: "So, you think you've won."
Garrett: "I think I got my eye back."
Keeper: "Yet, still, you are blind."
Garrett: "If you hadn't noticed, I just
saved the
world. Yourself included."
Keeper: "As we knew you would. As it had to be."
Garrett: "Now I remember why I
left the
Keepers."
Garrett hints that his reasons for leaving the Keepers had to do with their detached, fatalistic, manipulative methodology - using individuals like him as pawns in a grand chess game of opposing forces to achieve universal balance, with no concern or compassion for individual sacrifices made to attain that goal. To them, the ends completely justify the means.
They knew Garrett would lose his eye, yet they allowed it to happen so as to propel him to oppose the Trickster - while they stood back safely and watched from a distance. They came to his rescue as would-be saviors - only to "shift the balance" in favor of equilibrium. They pride themselves as neutrals who never "embrace a cause" and don't get involved, while using pawns like Garrett to do what they won't do themselves. Is it any wonder that Garrett left them out of anger?

The only reason they "care" about Garrett's life is because they need him as a tool to achieve their agenda. They have no real sentiment for him - to Keepers, sentiment is folly.

Even Garrett's "education" was just a means of molding him into the role they had planned for him - to be a Keeper who would serve their agenda. They didn't take him in out of kindness, but out of need for his utility in their operations.

Well let's take a look at who Garrett steals from:
Lord Bafford, who Garrett terms "another fat nobleman" - from what is read during the mission, Bafford appears not only greedy, but has his hands in dirty money as well.
The Hammerites, who are both filthy rich and ruthless to the "unrighteous".
The Bonehoard, a tomb for nobles' riches which the dead have no use for.
Ramirez, who's as greedy and villainous as they come.
Constantine, who has more wealth than he knows what to do with.
The deserted Olde Quarter, which is littered with loot that no one will miss.
The Lost City, which is likewise full of treasure no one will miss.
I could go on with the Downwind Thieves Guild, the Hand Brotherhood, the Opera House, and TMA's and TDS's missions, but I think you get the picture. I wouldn't call the people Garrett steals from "innocent".

He's not heartless, he just keeps a callous demeanor about him. When he went to rescue Cutty from Cragscleft, he cited his reasons as "Cutty's a reliable fence and I don't appreciate the Hammerites abducting him. And he owes me money for the Bafford job." but I think underneath that was a bit of sentiment for the "old man". He also rescued Basso from the prison, supposedly just to win the affection of Basso's sister - but again, I think that was more of an icing on the cake than the cake itself, so to speak. Garrett has a heart but he tries to conceal it underneath a tough exterior.

He enjoys it. Being a thief is exhilarating for him. He's free of emotional ties and can do as he pleases. I think deep down he may be a bit lonely, but he represses that part of himself. He would have liked to "retire in style", which might imply settling down with someone (the game did mention he's had his eye on Basso's sister for a while) but that's no longer an option for him presently. He has led a harsh and solitary life and he might well feel that he'll never be able to live as an ordinary person.
