Ricebug's Walkthru says about the sword: "Go behind the row of four large crates to the right of the No-KO guard." About the blackjack, it states: "[It is] outside, almost straight above and behind your left shoulder's start point. You'll see a fallen Hammer icon and a ladder. Cross the ladder."
My own notes don't say anything specific, and I do not remember details about this mission anymore, so I hope Ricebug's work will be sufficient to help you.

I believe you're supposed to use a vine arrow from the greengrocer to get up to the BJ
However there is another way, I spotted the BJ from a high up ledge, then I got to the windowsill with the dead mans safe in it and jumped onto the ladder
