I've added the 2 properties and sort-of works but servant wakes up immediatelly and goes into search mode. Could the rat or his fall onto the bed have woken him? I's that common. I'll investigate fully later on tonight.

You add the metaproperty itself, not its contents. M-NewSleeper only has a couple of proeprties but it inherits many more from its parents.

Exactly the same way you add any other property to an object. They're all under "Metaproperty" in the property list. Or "Metaproperties". Can't look it up right now.
Metaproperties are just collections of other properties, bundled up for convenience.

Found it.
I've checked the Metaproperty before but not the whole thing so I've missed it.
I really should start looking over whole lists.
The servant wakes up immediatelly still, but I'll have to look into that a bit before i can give more info.

To keep the AI from waking up too easily, go to the AI's Properties and Add -> AI -> Attributes -> Hearing and set it to something lower like Below Average.

You may have an object nearby which is falling into place (like an object on a table, or a barrel on the ground, etc.) and sometimes that makes enough of a thump to wake up a sleeper. If so, you should lower that object slightly until it isn't falling far enough to make a loud sound.

I imagine it's the same with the sitting enemy. Just have to add proper metaproperty.
