Ricebug's Thief Walkthru for this mission mentions that the "Gardener's Hut Key" can be found hanging on the wall in the east room in the kitchen. It opens the gardener's shack in the SW area of the mansion grounds, and a crate in there contains the pick-axe.

I tried to download the walkthrough initially, but received a "Sorry, We could not find www.ricebug.org" message. I do recall downloading several in a pdf a while ago, but no such luck this time. I'm really fortunate and grateful that these forums are still active after all these years, ever since I first played what is still my favorite PC game to this day. Thank you for helping me out.

Wow, I absolutely love this Fanmission! The architecture, the story, and the best: the gameplay. How you have to enter some of the houses outside of the mansion through many different ways and then the hiding places in the mansion.. oh and the mansion itself! The basement was like a labyrinth! So cool! I can´t believe that it was your first FM JackInTheBox:eek:

After about 2,5 hours I finished this on expert and gotta say it was excellent! Fanmissions like these are the reason, why I play through every single one of them! :D 10/10
But there was one thing I never figured out: There is a keeper-like guy patrolling down in the sewers and you cant reach there because theres an unfrobbable gate there. Gloria wrote sth. about having to rope up and frob a lever, but I am at a place where there is only water and a ledder, so I cant even use my rope arrow. I am guessing I have to reach the place from the other side, cause on the opposite side there´s also a sewer entrance. But how do I reach the other side? I never found a way in there and I´m pretty sure I managed to open up all the doors.

The area you described can be reached by more than one way. You obviously entered it from
inside Milhorn Manor, by going through the room
with the stream flowing inside the mansion. Going through the stream takes you to the area with the Keeper-like man behind the fence. As far as I know, you cannot open the gate from this side.The other way to that area starts
outside the mansion grounds. You have to go to
the northeast corner of the streets around the mansion. If you are still in the mansion, you may take a shortcut from the garden before the main entrance; there is a vine in the northeast corner of the hedge surrounding the grounds, and you can climb up there.The right spot to proceed is
under a wooden roof with some crates below. Remove the crates, and you should find a sewer lid on the ground. Make your way inside and explore the area to find another Keeper-like guy. Dispose of him, preferrably by means of your blackjack, then read the note on his desk.The case of the missing companion seems to be worth investigating. Proceed along the
canal to eventually reach an area where some rats move around on a ledge. A metal door and an iron fence block your way, but if you examine the wall opposite the ledge, you should find a small sideway. Careful, it leads into a spider's lair! Save your game before dealing with the eight-legged mostrosity, for it can be a tough enemy.
Once the monster has perished,
check out the lair. The non-edible remains of the missing man are scattered around, but you should also find a gem and, more important, a key.Go back to the area where you
disposed of the Keeper-like guy #2 and read his note. The key should open a locked door there, giving you access to a wall switch. Use it.
The switch opens
the previously closed metal door near the rats and the entrance to the spider's lair. Go through and follow the watery path there to eventually reach the area where you wanted to go to: The place with the
Keeper-like guy #1 behind the fence. This time, you come from the other side, and there is a small platform around a column. Climb onto the platform and look for a switch visible on the left end of the man's patrol route. To reach it, you either need arms long enough to scratch the underside of your feet while standing upright, or a rope arrow and something wooden.
Since you have no arm-enlarging potion ready, look up and search for wooden beams above you. Shoot the rope arrow into a beam rather close to the switch, and you should be able to reach the switch from the upper part of the rope.You can now find
a key inside the rooms behind the fence, and the key opens a metal cage protecting another switch from your thiefy fingers. The switch opens the other iron gate in the fences.
After all that hassle, though, you will find what you don't need anymore now -
a second, more secretive way into Lady Milhorn's manor. Obviously, it's a way in for a very, very sneaky thief. I must admit that I was not so sneaky, though, when playing this mission.:p

Aww man I was in that place right in the beginning! I even used the switch that opened the metal door right to the other side of keeper #1, but I didn´t see that the door opened and just left again. I was like "I wonder what that switch opened anyway?!" :laff: next time (and there will definitely be a next time :D), I will use the more secretive way into lady milhorn´s manor :cheeky:

i have the 3 safety keys 1,2,3 and now i stand before the grid to the treasure . i stand for the grid with the defective lever.
how can i activate the lever or is there another way in?

There is another way in. Go to the room that is located to the west of the (currently inaccessible) treasure rooms. This should be a sewer room. A passage to some sewers should be open. Following this passage, there should be a door to a Burrick-infested area. This is the beginning of the path to the other side of the grid. Follow this path, and you should eventually arrive at the treasure rooms, where you can then use your safety keys.
