For people still playing in version 1.0, remember that you can finish the entire mission without using rope arrows, like onetruekeeper mentioned earlier. (And if you do use them in 1.0, just don't use or pick up the one in the attic as your first one.)
So you don't necessarily have to start over :)

@downwinder I also used the three rocks. There's only one stack of crates in the entire FM that's frobbable (check the basement right under the kitchen) and I used those to 'escape' the map.
I ended the mission finding the following secrets (not 100% I'm remembering these correctly):
#1 In tower with mace & dagger on table near start - golden dice hidden in rafters.
#2 In attic of manor - hidden stash in boarded-up niche.
#3 In basement outside of the 'rented rooms' - push lever by nearby stairs to open a vent, leading to a cramped hideout.
#4 Room visible from dirt cave underneath manor - flip hidden lever in room containing hammer to move altar.
#5 Chest beyond chasm in dirt cave underneath manor - just reach there somehow and open the chest.
#6 Use 'Strange Pagan Symbol' on the elemental faces in manor in correct sequence - opens small attic space.
#7 In the Lord's bedroom, find switch on left side of bed by closet - moves painting opposite bed.
#8 ??? - couldn't find it.
But there's more! In addition there are three bonus objectives, but I'll only hint at them:
#1 Find the 'cursed relic'.
#2 Steal what you were recommended not to steal from the manor.
#3 Put the Mechanist mail box to good use. ;)

Judging by your list, you missed 2 ;) (
Because the cramped hideout in the basement doesn't count as a secret.)

A well-done mansion type mission, in which the player may also explore a city quarter and one or two other areas. Some spice added to this meal is a secret of the mansion owner which the player may uncover step by step while proceeding in the mission. If this author creates more missions like this one, the Thief community has again attracted someone who serves a lot of good gameplay and visuals without hair-pulling puzzles that need to be solved to finish the main task.
I noted only one (not game breaking) bug in version 1.0: If the player drops one of the hammers in the exhibit room and then walks over it, Garrett gets hurt every time. Thus, beware the Hammers of Doom!;)

In the streets, try to see if you've been to every accessible building. Don't forget to look up ;)In question of said black beans: Where exactly do I find them? I found the
plant in the cooking house but no beans.
I am almost done, I only need to steal the hammer to fulfill my final objective - probably I have to
brew the potion from the beans. :sly:

Understandable. Hitting your toes onto a heavy, massive object would hurt in real life too :cheeky:

The rope arrows do not work. When trying to shoot the arrow stops, points up and drops to the ground and disappears. Managed to finish the game without using them.
Same issue for me. It's not the usual bug of arrows getting stuck in the air, which I encountered as a betatester in other missions before. The rope arrows just don't have any forward velocity! They drop straight down to the ground and hit the floor.
Nevermind, just read about the fix. I guess I can just install the new version over the old one and continue my save.

https://i.ibb.co/XXqg5Cr/Screenshot-210.pngDid anyone found the lever to this secret? (There is obviously a
door in the roof)
Now I brewed the potions, but it turned out they are just
haste potions. :erg:
Thus leaving me a little bit confused, how to deactivate
the security spell guarding the hammer?
A vague spoiler should be enough.
Great fan mission so far, the real strength of it unfolds in the manor, found many little secrets, very well hidden loot. :thumb:
Regarding the rope arrow bug I am amazed how other players got so far without rope arrows and that shoudl be impossible (the third one which is causing the bug is inside the rooftop of the manor, but other rope arrows are needed to enter it).
Or they probably used all rope arrows before picking up the third one.
So no rope arrow bug for me.
