How on earth do I get through all the haunts without a sword?
Difficult to ghost as one standing right next to the ladder

The sword is only available on normal difficulty. But you'll get much more powerful weapon
On normal and hard it's in the library/next door
On expert it's not there. :ebil:

You could climb back the ladder to the tower and sneak.
You need to find the key to the back door. On normal, there are three keys on hard/expert only two.

Ok I made it to the tree beast like creatures , and while I was hiding from them I lost some of my health for no reason.

Which beast? Some small beasts have a stim source.

They move like tree beasts but they are smaller and they were standing in the water not too far from the greenhouse. I figured that after I lured them into the Hammerite school they killed one of the rats. At that time I lost health even when I wasn't anywhere close to the rat when it died.

In this case it's not the beast, but the rat that gave you the damage. Even if you're far away. This is an expert only feature (the pain) and part of the rat-riddle. You'll be rewared if you solve the 'riddle'
