In any case - looking upthread to the mention of Cragscleft - I'd posit that dark magic collects in places where there is death, misery or suffering - 'like attracting like' until it reaches a critical mass. Perhaps this is also how fire elementals appear in the Lost City.
I'd say ghosts and apparitions are, like Zombies, a byproduct of this energy - a dark reflection of the spirit of the deceased, created by death and strong negative emotion. Again, a necromancer or other burst of negative energy would be able to create a powerful (and destructive) spirit in this fashion - much like the apparitions in the Old Quarter.

Of course, another very common theory is that the people who were reanimated suffered horrible deaths, which we can also attribute the appearances of ghosts and poltergeists throughout the series. Angry spirits generally dont like to pass on quietly, and when they kill someone, they (the victim) dies violently, therefore causing the population of undead/paranormal beings to increase exponentially, which could be the reason for having so many zombies, ghosts, and whatever in the Walled Section, as one zombie couldve caused a sort of blossoming effect that wouldve raged on indefinitely until either they were contained or everyone in the city was either dead or undead.

After reading the above quotes I feel it's justified enough to assume that the haunts are dead bodies possesed by some evil spirit or demon, whereas zombies are re-animated bodies driven simply by the base instinct to feed. I'm not as sure of what to make of the apparitions and ghosts. Also worth pointing out I feel, is that Hammers don't just become haunts or apparitions as is apparant from the bonehoard's Hammer-zombies (Which makes one wonder why there aren't other types of haunts).
